Rental Market in Ukraine: Kyiv Sees Growth, West Experiences Decline

As of early October 2026, the rental market in Ukraine is undergoing significant changes. According to data from the analytical agency "LUN", the number of rental listings in Kyiv has increased by 66%, while in Odesa, this figure has more than tripled. In contrast, the western regions of Ukraine are experiencing a sharp decline in listings.

Changes in Rental Listings

Over the past two months, the rental market in various cities of Ukraine has shown different trends. In Kyiv, where the supply has increased, the average rental prices are:

  • 17,000 UAH for a one-room apartment;
  • 25,000 UAH for a two-room apartment.

In contrast, the western regions of the country are seeing a significant reduction in available apartments. Specifically, in Chernivtsi, the number of listings has decreased by 65%, in Uzhhorod by 61%, and in Ivano-Frankivsk by 59%.

Reasons for Market Changes

Experts from "LUN" attribute these changes to internal migration occurring before the winter season. People are changing their places of residence, seeking safer regions or relocating within the capital. This may be linked to a desire to avoid potential risks associated with the war and the economic situation in the country.

Thus, the rental market in Ukraine is displaying contrasting trends, reflecting the broader socio-economic changes in the country.
